Staying at Our Bed and Breakfast in Pennsylvania

We hate pesky rules, but a few are necessary. Before embarking on your visit to Hamanassett Bed & Breakfast, please take the time to read our policies.

Do you require a minimum number of nights per stay? Most weekends require a two-night minimum. Sunday night is not considered a weekend night and may be booked for a single night unless a holiday falls on it. Holidays and special event weekends may require a longer stay or have a higher rate and longer cancellation period. Please call if you require a single night on a weekend, as sometimes we are able to accommodate this. Any reservation made more than 3 months in advance or for 3 or more rooms will be accepted only with payment by check of 50% with the balance due by check 30 days in advance of arrival with a 30 day cancellation policy.

Do you take a deposit when a room is reserved? Yes

How much? If your reservation is for one or two nights, then we charge in full when the reservation is confirmed.

If your reservation is for 3-6 nights, then we charge 50% of the total and will charge your card the balance 10 days prior to arrival.   If you book within the cancellation period, you will be charged the full amount when we do your confirmation.   If you are part of a group (3 rooms or more), booking for a holiday period or special events weekend (i.e. college graduation), then we may require payment in full by check when confirmation is done and there is a 60 day cancellation.

What if I need to cancel?  We understand that events may occur beyond your control, but our B&B is small enough that even one cancellation makes an enormous difference.  We do NOT overbook and require your commitment to your reservation and adhere to a strict cancellation policy.   Rescheduling is considered a cancellation even if you immediately rebook for a future stay.  Management reserves the right to change your reservation to another accommodation that is equal or better than that booked.  We cannot be responsible for illness, family emergencies or changes in work schedules.  

Travel insurance is highly recommended to protect your trip investment.  A travel insurance policy generally costs 4-10% of your trip investment.  We strongly advise you to use a credit card which offers trip interruption or cancellation insurance or to purchase trip insurance.  Travel Guard is one such company.  Please note we have no affiliation with them and there are other companies.  If you have to cancel because of road conditions or plane cancellation, we will allow you to move your reservation to another date with no penalty.

Deposits are refundable, less a $25 service fee per night per room, if cancellation or rescheduling is made 10 days prior to your arrival (14 if two rooms are booked).   Cancellations or rescheduling made with less than 10 days’ notice will receive a refund only if we are able to rebook your room less the $25 per night cancellation or rescheduling fee. Major holidays, group bookings, long term bookings (1 week or longer) and special events such as college graduation have a 60-day cancellation policy and the full amount of your stay will be charged at the time of confirmation regardless of number of nights booked. 

Why can’t we cancel with 24 hours’ notice like we can at a hotel? Unlike hotels and airlines, we don’t overbook at our small bed and breakfast. Imagine your disappointment if you showed up for your room and were told, “Sorry, we gave it to someone else because they arrived before you did.”

What if we have to shorten our stay? When you book a room we remove it from our inventory for the full duration of your reservation. If you leave earlier than anticipated, please understand you are still responsible for your full stay unless we are able to rebook it.

What if someone else books the room we had to cancel? We will refund your deposit less the cancellation fee. We charge a cancellation fee to cover our credit card fees and commissions. Even if we refund your deposit, the credit card company doesn’t refund our fees and charges.

Do you accept children? Hamanassett Bed & Breakfast is an oasis geared to a serene and peaceful getaway for adults. We do accept well-behaved children aged 10 and up for the extra person charge of $50.00 if they share your room. Children age 6 and up are welcome in both our cottages. However, if they are under 10, then we will stock the kitchen for you, so you can have a self-catered breakfast.

Smoking? We are a non-smoking bed and breakfast. However, you may smoke outdoors. We ask that you be considerate of other guests and the property by not leaving butts on the ground. Two of our rooms (Inverness and Windsor) have private balconies, and you may smoke on them. Please be sure to close the door and windows to your room, so smoke doesn’t waft into the bedroom.

Do you accept pets? Like children, we accept well-behaved dogs but not cats in two rooms in the main house and both our cottages, which have fenced in yards. Please read our “petiquette” policy below.

Cottages: If booking The Carriage House or Meadow Cottage as a self-catered longer stay (one week or more), there is a 60-day cancellation period.   Deposits for any booking of one week or longer or made more than 60 days in advance are nonrefundable unless we are able to rebook your accommodation. Please be assured that we will do everything possible to rebook it. There is no refund for shortened stays. We recommend that all our guests protect themselves with travel insurance.   Click here for more information on travel protection. Self catered guests  are “Self Check-In” and WILL NOT be greeted by the innkeepers.  Beginning at 3pm on your day of arrival your cottage will be ready and awaiting your arrival.  You will be sent a map of the grounds in advance.

Smoking and Candles: No smoking is allowed inside the house. Smokers may smoke on the front loggia and on the grounds.   Please be considerate of other guests and pick up your butts. The Fire Marshall does not allow open fires such as candles or incense in the bedrooms. We hope you will respect this rule, if not you will be charged an extra day’s fee to give us time to clean and air out the room, and you will be asked to leave.

Check-in and Check-out: To allow us time to get your room ready for your arrival, we request you plan to check in between 3 and 7 p.m.  On Saturdays and Sundays and holidays check in is between 3-5 PM.  Later arrivals are welcome but will be by self check in.  You will be sent instructions on how to get in and find your room.  If you are arriving late, please talk to us about breakfast times.   Arrangements for all rooms can be made for later check in with advance notice. Your host would appreciate an estimated time of arrival. Check-out time is 11 a.m.  Please respect this time so that we have time to get the rooms ready for arriving guests.

What if I am using a Gift Certificate?      We don’t accept all gift certificates so please call us to discuss and to make your reservation.  Gift certificates are accepted for the cost of the room only; sales taxes cannot be paid with a gift certificate.  We no longer accept gift certificates.

Petiquette at Our Dog-Friendly Bed and Breakfast

We are proud to offer a pet-friendly lodging alternative to hotels in Eastern PA. However, we hope that our pet-owning guests will also give us every reason to STAY dog-friendly. Please read this thoroughly so you, your pet and other guests will be safe and happy, and we can keep our inn open to all four-legged friends!

We have learned that leaving a dog alone in a strange house is not at all like being left alone in your personal home. Please remember that you are liable for your pet at all times, and you are also responsible for damage, injury or lost revenue that your pet may cause.

We have supplied your room with a basket containing sheets to put over furniture and a towel for wiping off wet or dirty paws. Also included are bags for placing your dog’s calling cards. Trash cans are located by the barn and down the driveway to the left of the main house. Please pick up after your dog. We provide a pooper scooper in the Carriage House, and there is a buried receptacle for disposal in the back yard. Under no circumstances should you walk your dog in the area directly in front of the inn.

Dogs should be clean, free of fleas, and brushed before arriving at Hamanassett Bed & Breakfast. This is especially important with long-haired dogs.

Dogs are not allowed in beds. If there is evidence of dog hair in the bed, you will be charged an additional $100.00 fee in addition to the $25.00 per night cleaning fee. Please respect this rule. Cleaning sheets, blankets, and comforters full of dog hair takes an inordinate amount of time.

Always keep your pet on a leash while on Hamanassett Bed & Breakfast property and near others. Other adults, children or pets may fear your animal. We provide a guide book that lists places you may visit with your dog. Darlington Walking Trail is only ¼ mile to the left on Darlington Road, and dogs are welcome to walk there.
